I returned to Tobago after 20 years abroad and was faced with an issue regarding a land dispute with my family land. When my 75 year old father provided me with a copy of the deed he had in his possession for the property in question, I discovered that someone had built a home within the boundaries on the said deed. In order to confirm that my father had the correct deed we decided to contact the Registrar General's Office at the Red House in Trinidad. To our surprise we uncovered that in fact my fathers deed was registered but there were also 3 other fraudulent deeds registered after his.
At this point we decided to have the land surveyed. We contacted Peter Goodridge of the Land Survey Board of Trinidad and Tobago and asked for his assistance. After securing his services he proceeded to visit the site and conduct a legal survey of the property. Upon conclusion our suspicions were confirmed. Mr. Goodridge's report matched the boundaries on the deed that of my fathers deed. This meant that someone had built a home on our land!!!! The same property that is currently mortgaged to the Scotia Bank branch in Tobago where my father is still paying a monthly mortgage!!!
With my father's permission I proceeded to contact Scotia Bank and asked for their assistance with this matter. Why was my father paying a monthly mortgage on a property that someone else has built a home on and is claiming is their??????!!!! I requested a copy of the deed that was secured when the bank approved this mortgage. I also asked for a credit report on all previous and present Credit Facilities extended to my father on security of deed of mortgage by Scotia Bank, Trinidad & Tobago (THE BANK).
In response to my request, Scotia Bank provided me with the 4th fraudulent deed that I came across during my investigation. This deed didn't even have a stamp!!!Somehow, without an authentic deed, the property was mortgaged. UNBELIEVABLE!!!!
Next, I was put in touch with Belinda James, Assistant General Manager, Compliance and Legal Services for Scotia Bank, Trinidad & Tobago. She provided me with the credit report. Upon reviewing this report I discovered several irregularities. There were numerous loans that had been secured under my fathers name without his knowledge. IT IS MY BELIEF, that these loans were secured my managers and loan officers at Scotia Bank by manipulating the system and using the fraudulent deeds that kept surfacing as I was trying to get to the bottom of this matter.

Below is a copy of one of the FRAUDULENT LOANS taken out in my fathers name. If you look carefully the 2 letters below are referring to the same loan. The first letter on June 13, 1989 asks him to confirm disbursement of funds to his account totaling $60,300.00TT with no mention of a refinancing charge of $99,487.80TT for this loan. A month and a half later on July 30, 1989, there is a refinancing agreement where we first see the outrageous refinancing fee he was charged and now it shows his balance is $159,787.80TT for a 15 year term....AND AMAZINGLY MY FATHER WASN'T EVEN AWARE OF ANY OF THIS. I WANT TO KNOW WHO AT SCOTIA BANK APPROVED ANY OF THIS!!!
And below is a letter from Scotia Bank itself advising they wanted to condutct an AUDIT on the same loan above. INTERNAL INVESTIGATION!!!

And below is another loan from Scotia Bank on the same date as the 1st loan above!!! How is it possible that there are 2 different refinancing agreements on the SAME DAY?????
